QUEEN ELIZABETH OLYMPIC PARK

  • Balfour Beatty built the Aquatics centre for the London 2012 Olympics, in the Queen Elizabeth Olympic park, as well as the Stadium, the Copperbox, Press centre, the Podium and the Orbit. During construction, hand over and operation, this landmark building was part of my remit, as well as other 180 leisure centres throughout the UK. Leisure Centres are particularly challenging due to the mix of assets, functions and uses. They are complex infrastructures with a large number of services, have public access and vulnerable users. They are meant to host events where they are expected to perform at their best with no room for failure.

  • A state of the art program for Planned Preventative Maintenance (PPM) for all its assets is a must, and a clockwork fitting of all their interactions is required. The toughest challenges often do not come from brand new buildings, but old installations, with a doubtful past of neglecting and with no records of PPM services. These require thorough condition surveys, inventories, and negotiation with local suppliers to ensure value for money not compromising the preventative maintenance program.

  • As a result of my intervention, the buildings not only performed as expected, but did so in optimum conditions of energy consumption, CO2 emissions, statutory compliance and low risk.

  • Only a competent facilities manager will be able to create from scratch a reliable Planned Preventative Maintenance program.
